RESOURCES

The rich resources abundant in Sugar Land make it the ideal location to enjoy the rewards of personal success. The creation and implementation of a community vision is made possible by efficient use of the area's resources.

DEMOGRAPHICS

Master-planned communities, offering a high standard for family living, education and safety, have attracted citizens with impressive demographic profiles. Fort Bend is recognized as the most ethnically diverse county in Texas and ninth in the nation. It has developed as a magnet for an educated, non-union and ethnically diverse work force.

Fort Bend County leads the entire Gulf Coast region, much of Texas and the nation in most statistical measurements of economic and demographic excellence. The estimated population in Fort Bend is 337,798. It affords its residents the highest standards for family living, safety and educational opportunities. Its master-planned communities have proven very attractive to families.

LIFESTYLE

First Colony Mall, a one-million-square-foot shopping facility, is built in a one-level

Communities offer a wide variety of cultural and recreational activities that are oriented toward the whole family. The moderate, subtropical climate allows outdoor activities all year- round. Cultural and sports attractions of the greater Houston metropolitan area are minutes away. Houston offers world renowned professional companies in all four major performing arts: ballet, symphony, opera and theater. Major league sports are represented in Houston: basketball (world champion Houston rockets); and baseball (Houston Astros). Houston is also home to International Hockey League's, the Houson Aeros, and WNBA's first national champs, the Houston Comets. Fort Bend County's 14 golf facilities, providing 306 holes of golf, make it one of the highest per capita golf areas in the nation.

EDUCATION

Fort Bend Independent School District is one of the fastest growing districts in the nation. FBISD actively involves parents and the community it serves in the education of its students. In addition to the more traditional role of volunteer or business partner, parents and community members serve on a variety of district leadership committees, and take an active role in the development of district decisions.

MASTER-PLANNED COMMUNITIES

Fort Bend County is home to more master-planned communities than any other county in the nation. The growth that Fort Bend County has experienced over the last 12 years can be easily traced to the development of the county's many master-planned communities. These large landholdings were part of Stephen F. Austin's original land grants to the first Texas colonists. These lands were left mostly intact through generations as farmland or ranches, enabling real estate developers to acquire vast amounts of acreage as Houston spread to Fort Bend County. These large land tracts were ideal for the method of development called master planning, in which residential, retail, office and industrial segments are combined in careful balance. The 700 acres of lakes, over 1,000 acres of parks and the many golf courses contained within these communities offer families an enjoyable, relaxing lifestyle with incomparable amenities at an affordable price.

Sienna Plantation is a 10,000 acre, master-planned community gracing the banks of the Brazos River. It offers more than 2,000 acres of dedicated parklands, open space, greenbelts, lakes, rivers and recreation areas. The first of 3 planned golf courses opened in 1998.
Students attend Fort Bend Independent School District schools, with a total of 5 elementary schools, 2 middle schools and one high school to be built within community boundaries.

Sienna offers a wide variety of homes priced from the $120s for first-time buyers, single professionals, move-up and custom buyers, families and empty nesters.Visit the Sienna Web site at www.siennaplantation.com for more information.

Real Estate Tips
Cosmetic Improvements >Improving To Sell

Many homeowners wait until they are ready to put their home on the market before painting, planting flowers, and making other improvements to their homes. After completing these improvements, they may be so delighted with the results that they wish they had done the work on their home sooner in order to enjoy the changes.

Whether you have recently purchased a home or have been settled in your home for several years, you should consider evaluating the condition of your house as if you planned to sell it soon. Maximize your home's "curb appeal" now, so that you will reap the benefits every time you pull into your driveway. Plant those flowers and bulbs and you will have your fresh flowers on your own dining room table. Add new window treatments to freshen the appearance of the main rooms. If your house needs an upgraded kitchen, go ahead with the renovation. You will enhance your whole neighborhood and experience the pleasure of living in a more beautiful and fully functional home.
